India Real Estate Horizons – Retail (September 2026): The Rise of Bigger, Bolder, Experience-Led Retail

India's retail real estate story is no longer only about more space. It is about better space.

Vanguard Ventures is pleased to present its maiden India Real Estate Horizons – Retail (September 2026) report, the first in a research series built to give developers, investors, brands and landowners a sharper, data-backed view of where Indian real estate is heading.

We chose retail for our debut edition for a simple reason: few asset classes are changing as quickly or as visibly. The way India shops, eats, socialises and spends its weekends is being rewritten, and the physical spaces that host those experiences are being rewritten with it.

A Market Entering Its Next Phase

India's retail real estate market is moving decisively into a new phase. Three shifts define it: a move towards bigger malls, the rise of experience-led formats, and the growing presence of retail embedded within office developments.

The shopping centre of the past was largely a collection of stores under one roof. The shopping centre of today is a destination, built around entertainment, dining, leisure and community, where purchasing is only one part of the visit. At the same time, retail is no longer confined to standalone malls and busy streets. It is increasingly woven into the business districts where India's workforce spends its day.

The next phase of Indian retail is not defined only by how much space gets built, but by how successfully that space becomes part of how people live, work and spend time.

The Numbers: 186.2 msf of Organised Retail Across 12 Markets

According to our report, India's organised retail stock stands at 186.2 million square feet (msf) across 12 markets. This stock breaks down into three distinct formats:

Format Stock (msf) Share of Total
Shopping Malls114.3~61%
Office-Led Amenity Retail51.7~28%
High Streets20.2~11%
Total186.2100%

Shopping Malls remain the backbone of organised retail, accounting for more than six out of every ten square feet. But the figure that deserves the closest attention is Office-Led Amenity Retail: at 51.7 msf, this format already accounts for more than a quarter of India's organised retail stock. It is a clear signal that the line between workplace and marketplace is blurring.

Bengaluru leads the country with 29.2 msf of organised retail stock, reflecting its large, young, high-income workforce and its deep base of technology-led office development.

The Supply Pipeline: 40.4 msf of New Malls Through 2030

Looking ahead, our report identifies 40.4 msf of new Shopping Mall supply through 2030. Measured against the current mall stock of 114.3 msf, this pipeline represents an expansion of roughly 35%, a significant vote of confidence from developers in the long-term strength of Indian consumption.

This supply is highly concentrated. Hyderabad and Gurgaon together account for 51% of the pipeline, or roughly 20.6 msf of new mall space. Both markets have seen rapid growth in office absorption, residential expansion and household incomes, and developers are responding with large-format, destination-scale projects designed to capture that demand.

For brands and investors, this concentration matters. It indicates where competition for tenants will be most intense, where landmark retail destinations are likely to emerge, and where early positioning could deliver the greatest advantage.

40.4 msf of new mall supply through 2030 represents roughly 35% expansion over today's mall stock — a powerful signal of long-term developer confidence in Indian consumption.

Gurgaon Leads Office-Led Amenity Retail

Gurgaon leads the country in Office-Led Amenity Retail with 10.0 msf. The city's large commercial campuses and integrated business districts have made it a natural home for this format: food courts, cafés, convenience stores, fitness centres, pharmacies and lifestyle outlets that serve thousands of professionals within walking distance of their desks.

This format is proving attractive for developers because it adds footfall and vibrancy to office assets, and for occupiers because it enhances the everyday experience of their employees. For retailers, it offers access to a steady, high-spending, captive audience.

Mumbai and Bengaluru: Strongest Rental Growth

On rentals, Mumbai and Bengaluru recorded the strongest 3-year Shopping Mall rental growth at 22%. This performance reflects the fundamental strength of both markets: deep consumer demand, limited availability of quality mall space in prime catchments, and sustained appetite from national and international brands seeking a presence in India's most important consumption centres.

For Mumbai in particular, the result reinforces what we see on the ground across the Mumbai Metropolitan Region. Quality retail space in well-connected, high-density catchments continues to command a premium, and demand remains firmly ahead of supply in the best locations.

What This Means for Stakeholders

For developers: the message is to think bigger and think experience-first. Retail components designed around dining, entertainment and community will outperform those designed purely around transactions. Mixed-use projects that integrate amenity retail into office or residential developments can unlock additional value and footfall.

For investors: the combination of a sizeable supply pipeline in select markets and strong rental growth in established ones presents distinct strategies: growth-oriented plays in emerging mall hubs, and yield-and-appreciation plays in supply-constrained cities.

For retailers and brands: the expanding footprint of Office-Led Amenity Retail opens a new channel to reach consumers during the working week, complementing traditional mall and high street presence.

For landowners: the shift towards larger, destination-led formats and integrated developments increases the strategic value of well-located land parcels suitable for mixed-use development.

The Vanguard Perspective

At Vanguard Ventures, our work is guided by three principles: Robust, Rapid and Real.

  • Robust — because we believe in understanding every micro-market in depth before advising on it.
  • Rapid — because in real estate, timing and speed of execution define outcomes.
  • Real — because every recommendation we make must be honest to both the developer and the customer.

India Real Estate Horizons is an extension of that philosophy. It is our commitment to bringing clear, credible, data-led insight to an industry that increasingly demands it. This retail edition is the beginning of the series, and we look forward to sharing further editions across other asset classes and markets in the months ahead.

India's retail story is no longer only about more space. It is about better space: bigger, more immersive, more integrated with how people live and work. The opportunity for those who read these shifts early is substantial.
